Some Frequently Asked Questions About Remodeling


I would like to make an appointment with you - how do I do that and what will happen once I do?

Please contact CMS to schedule an initial consultation appointment. At your first appointment, we will discuss and review what you would like to accomplish with your project.

How much do you charge per square foot?

This is a commonly asked question of builders. CMS works on a time and material contract price.  It is impossible to give you an accurate answer to that question until the plan is decided upon, finishes are agreed on, and the building site has been inspected we need to know what you have in mind like custom ideas you want incorporated into your project before giving any estimated costs. At CMS our projects are as unique as our clients, and it is generally not possible to establish a "per square foot" price for our work. There are many areas that cannot be calculated on a square foot basis such a personal preferences, existing conditions, and individual tastes in the areas of quality and aesthetics. Remember, we need to know what you have in mind before giving any estimated costs.

What should I expect for work from a CMS Handyman? 

Our handymen are experienced craftsmen, who will show up at the scheduled time, prepared to start work immediately. The CMS HandyMan service is sold in discrete time-blocks of labor. It is up to the customer to provide any additional necessary equipment for handyman to do specialty jobs that would require such. Some jobs - due to their nature, -fall outside the scope of a mere "handyman service", and instead, -require that we provide you with a standard estimate.  If you need materials from a local supplier for the job, -the handyman can pick them up for you within the time block of handyman services that you purchased with a travel-fee added based on mileage. The strength of the handyman service is that you get a skilled person who is able to work with the materials that you provide in order to get the job done --all at a flat, predictable rate. 

If your bid wasn't the lowest, - why should I use CMS? 

This is a very competitive industry and most builders pay about the same price for materials and services. It is not so simple to understand why one builder could offer any special cost advantage over another. True, -a cost advantage may simply be because one builder is using and providing a lower quality service or product. However, what separates excellence from ‘par’ is that an expert builder often has ways of consolidating designs, materials & schedules in such a way as to reduce cost without reducing quality. A builder may include different items in the home as standard and may have different quality levels than another builder, which impacts as differences in cost. This makes comparing builders prices almost impossible. The important point is to find a builder that you can trust. Regardless of where our pricing falls, -you can be sure that CMS will not sacrifice job-quality to pad the bottom-line. Our clients have already testified to this aspect of the CMS professional philosophy. 

There are many products on the market for selections. I am not sure about selecting products and matching colors.

CMS will assist you with the numerous selection decisions. CMS will work closely with you to develop your color schemes and provide information on products so that you can make informed decisions. We will also work hand in hand with your designer.

Will I need permits for my project and if so who handles the paperwork?

Once you approve the finalized contract, CMS will handle all the paperwork needed for permitting. Every municipality has different building codes and licensing requirements. CMS complies with and upholds all permit and licensing requirements as needed. 

Do you provide a free estimate?

We will provide you with a free rough estimate as will most service providers.  However, a detailed estimate is a complex service that we generally charge a fee to provide. We ultimately need to see the scope of work, take measurements and get a feel for what you want.  Because this takes time & resources (you'd be astonished how much of), it's actually a service we provide to help interested parties do detailed comparisons to help find a contractor.  Of course, nobody can guarantee the level of competence you'd get with any price; --Which is why CMS leans heavily on established reputations -- as should you.

Do you use sub-contractors?

We have several of our own hands and we also use sub-contractors for other aspects of the job, depending on what is required. We have established relationships with everyone who will work on your project.

Do you guarantee your work?

Yes, we stand behind the work we do and will make sure that you are happy with the end result. We want to build a relationship with our clients and will respond to your needs even if it is five years after we’ve completed the project. We encourage our clients to visit their project to experience the progress first hand. When/if that’s ever inconvenient we can record parts of the process for you.

How long will the project take?

This depends on several factors including scope of work, selection of materials, lead times, and scheduling. We can give you a preliminary time estimate on site and then once the details have been reviewed, we will provide you with a project timeline.

How do I pay for my project? 

We will collect a deposit at the time the Preliminary Contract is signed. From there we will establish a payment schedule with the final payment being made after everything is completed and you’ve had a chance to inspect the work.

Do I need to hire an architect?

If your project should require an architect, we can provide one. Once we have evaluated your lot or home we will guide you through the design process. CMS can design your custom home or recommend a home designer to you. Most of our projects are customized to incorporate our client’s wants and needs into their project.

Is there any part of a remodel that you cannot do?

We are capable of all aspects of a remodeling project and if there is a special task or skill that is needed, we will research and find the best options for you.

Who will be supervising the work?

CMS or one of our approved designates will be. Our projects are inspected for code compliance. Inspections take place during the construction process.

Is there an inspection process?

When the foundation-preparation is ready for the concrete, an inspector/engineer will come out and check to make sure that all the requirements are met. Any changes that need to be made will be addressed in order to pass inspection.   All framing, plumbing, electrical, heating, insulation, etc. is completed and all work is inspected prior to the drywall being installed.  Then the cabinets, trim, driveway, and other aspects of the project are completed.
