#8) "Landlord's Services & Security Deposit Gap-Net"

Get up to 10x the protection of the $ecurity-deposit!  This is the peace of mind that Landlord's have wanted since renting began! CMS wants your business, & as a result -now offers you something that is offered nowhere else: Security-Deposit Gap Coverage (SD_C)!  Let CMS help manage your worst fears far, far away!

Let's be frank: Some tenants seem to be from hell. They somehow slip through the screening process & before they're "out", they've racked up damages to the rental property that are many times what their security deposit will pay to fix...until now!  CMS has run the numbers and determined that we can offer our landlord-clients some amazing "peace-of-mind"!  And we'll even let you determine how much it costs you -beforehand!

  • With CMS SD_C, for each $1 you prepay on a unit occupied by a specific tenant, CMS will provide up to $10 of repair coverage for damages caused by the tenant within that unit beyond normal wear and tear!

    •  Yes, you read it right! If "the Tenant" moves in and you charge a $100 non-refundable cleaning & maintenance fee (payable to CMS for SD-Gap coverage); -CMS will provide up to $1000 (10x) in SD_C (handyman services) to fix tenant-related damage (beyond normal wear & tear) in that rental unit once the tenant is permanently out!

  • And CMS will only bill you 80% of handyman services rendered beyond your Gap-Coverage!

    • This means that if you paid for SD_C, but services rendered are (I.E.) $1000-more than the protection you paid for, -CMS will only bill you $800 (80%)!

      • (& optionally pursue the former tenant in court for the balance)!

  • And for all standard (Non-SD_C related) handyman services -CMS will always give our Landlord-clients preferential treatment by billing at the reduced rate offered to NPO's & Senior Citizens (even if a job takes all day)!

    • And that rate-reduction includes all managed rental properties 

      • + your personal home & office as well!

  • And, if a tenant leaves the unit in good shape (-minus wear & tear), -what you paid CMS towards that tenant's security-gap coverage is credited toward CMS prepping the rental unit for new tenancy!

    • Yeah, this means that the money you prepay to CMS for gap-coverage never goes into a hole (unlike traditional insurance premiums).

    • If it's not used in SD_C protection, -it becomes a credit towards CMS touching up the normal wear 'n tear in that unit for you! We insist!

  • CMS SD_C protection helps give peace of mind by covering the most expensive part of any restoration process: The labor costs.  But ...

    • CMS doesn't pay for any materials, appliances or special services requiring licenses.

    • So who does? The former tenant. Those particulars come out of the balance of the security deposit that you hold.  Here's how it works in example:

      • "Tenant Bill" moves into a rental you manage. You charge him a $500 security deposit, -- $200 of which is non refundable & paid by you (from the $500 paid by Bill) to CMS (with a copy of the lease)  -- for $2000 (10x) of SD_C by CMS.

        • In Bill's mind, he still has $300 ($500 -minus $200) riding on the good return of your property.

        • But ... something happens & Bill eventually becomes depressed, destructive & evicted.

      • Because you have $2000 in SD_C by CMS, -CMS can reasonably repair the damage done by Bill.

      • However, repairing that damage cost CMS $291 in materials -that must be reimbursed.

        • That $291 comes out of that $300 balance of Bill's Security Deposit

        • -leaving $9 to refund to Bill.  Yeah.  In this case, he actually gets a small refund!

    • BIG PICTURE TIME: Consider how this would have worked out in the past (before SD_C), -vs. how it worked out with CMS SD_C:

      • In the PAST, Bill's destruction would have left the landlord with ($2000Labor+291Materials-500Security) or $1791 in the hole. Everybody loses! Been there done that yet?

      • Now, with CMS SD_C, you have $9 left to give back to Bill (now out of rehab & really needing that $9 to buy a sandwich).  Everybody wins. 

      • (This scenario doesn't consider the costs of restoring the normal wear & tear, -but you'd need to do that anyway & CMS offers landlord-clients a preferred rate -as detailed above.)

    • Of course, CMS can't cover lost rental profits, -but with CMS as your contracted rental-unit service provider, -you won't need to do all that work finding a contractor or price shopping.  You already know what you're paying & more importantly --what you'll save.

    • Also -- with renting being competitive -- you'll be able to attract more tenants because of lower security deposit requirements.  You won't need a $2000 deposit from the tenant if $200 will buy $2000 in SD_C from CMS!

    • And, keep in mind - the tenant pays for the cost of CMS SD_C with part of his security deposit -not the landlord.

  • One last benefit: If you agree to allocate $200+ in CMS SD_C protection per tenant, -CMS will do the background checks of such applicants for you! How's that for peace of mind!
